    Confused people say no. We all know just how good investing in property is, and especially today. Along with gold, it is the safest way of securing one’s wealth.   • What’s stopping you from investing in property?
    What’s stopping you from investing in property? It can be a little scary if you believe what they tell you on the news. So, I just quickly wanted to quickly address some potential reasons and the solution. There will never be a “wrong time” to purchase property as an investment and by waiting until the ‘right’ time, you could be missing out on a golden opportunity. Property always rises and falls but it always rises more over time and in the meantime, rents have and will continue to soar. The answer therefore is to invest long term and knowing that the logical strategy is to get in now, while you can still get a good discount on the purchase price. So, do you really have to ask yourself do you really want to have your money sitting in the bank for yet another year, being eaten away by inflation? You only need very little to invest with to begin. Some could be fearful, doubtful, worried about the stress, the hassle, the risk and having no time to invest and that this can easily make you feel anxious and overwhelmed. Since we only invest in areas of high demand and refurbish our properties to a good standard, they are usually snapped up within the first few weeks.   • How would you like to make money from property without buying it?
    How would you like to make money from property without buying it? Plus, very little money is required to start and become profitable with consistent recurring cashflow within a few months. Its called Rent to Rent. It’s simple all you or someone you know who wants to take advantage of this, is to partner up with me. I will source a property to rent and manage it with a contract that gives us control of the property usually for 3-5 years. I do it all for you. We pay the owner a guaranteed rent and take on the bills. Then we rent the property to other tenants for a higher rent than we are paying the owner. The difference between the rent we receive from our tenants and the rent we pay the owner after property costs is the profit.   • How to sell your property for over market value and/or maximise rent.  .
    Did you know there is a way of selling a property for over market value and immediately get a guaranteed rental income without any voids or hassle of managing tenants? The answer is simple. If selling, I can offer what is called a Purchase Lease Option where I can give the full market price or a little more to be paid in an agreed time frame. This means the seller gets protection against having to continually reduce their property to sell plus will get guaranteed rent. Plus, I can cover the mortgage if needed.     Exciting news is coming out of the UK property market, recent reports indicate a promising outlook for property investors, with several positive trends that could impact your investment decisions. UK Inflation at 2.3% is at a 3-Year Low: This marks a stable economic environment, ideal for property investments. Rising House Prices: Average house prices in the UK have increased by 1.8% over the past year, signalling a recovering and healthy property market. This growth indicates strong demand and potential for capital appreciation. Strong Rental Demand: Despite rising rents, the UK continues to see high rental demand. Private rents have increased by 8.9% over the past year, ensuring steady rental income for investors. An example of that is a property I sourced today for a client. The purchase price of 130K will required a 25% deposit and buying costs or in total funds required will only be 70K, as we will be able to fund the refurb of 100K, and it will give it an end value of approx. 330 to 340K, which will mean a profit or uplift in equity of approx. 100K. We can then flip it or keep it and rent it out and refinance to get another. Point is now is the time to move, to still be able to grab good deals before prices rise again.   • Is Buy to Let investing still worth it in  2024?
    Is Buy to Let investing dead in 2024? Some commentators would say yes – and they would be right but only if it’s done as a hobby that in the past would give you a bit of an additional income. Trouble is over the last couple of years of rising prices and last year with interest rates skyrocketing, resulting low yields most BTL’s have not become worth the time and energy – or money. But – BTL’s still offer great opportunities if done right – and as a business. As the saying goes go big or go home. I know that sounds crazy, buying properties with just one deposit but it’s possible and it’s how my investor partners quickly grow their property portfolio on limited funds.     7 tips when buying an Investment Property. 1. Ask yourself - do you want to invest long term and ensure an ongoing regular passive income – or are you wanting to go for flips where you can buy, renovate and sell quickly to make a profit? 2. Ask yourself - do you want to invest in a simple BTL, or a HMO or Commercial to Residential property or something else? Make sure you also have exits. 3. Work out your budget to see what you can afford and stick to it. 4. Find out the possibility of a mortgage with your broker, 5. Take some time to research and get to know your chosen area. What are the demographic’s? What is the demand? 6. Who is your target market? For example: Students, working professionals or first home buyers? 7.   • How much do I need and what kind of returns should I expect from a typical Investment strategy?
    If you want a Standard BTL, you will will need have approximately £30,000 to £50,000 for buying costs, deposit, and basic refurb and on average you should depending on interest rate, achieve an average 8 to 12% Yield. If you want a HMO will need 150K – 200K for buying costs, deposit, and full refurb and on average you should depending on interest rate, achieve an average 15 to 20% Yield. This also involves a high cost of refurb. For a Commercial to Residential strategy you will also need 150K – 200K plus for buying costs, deposit, and full refurb and on average depending on how you structure the project should return a higher yield. An alternative is to TITLE SPLIT a block of flats or any property where any freehold titles can be split and turned into leasehold. Sometimes this can be done with little or no deposit and simply do the paperwork to convert the leases. For this you will need approximately will need £30, 000 to £50, 000 plus any refurb costs.     Buying a property? If you’re not a first-time buyer, selling your own home first is a good place to start before you start searching for your next property as it will put you in a strong position as a buyer. Then work out your budget to see what you can afford. You’ll also need to check your credit report (there are a number of companies who do this online). Then find out the possibility of a mortgage with your broker, what’s required, what you can borrow and options available to you. If possible, try to get a Mortgage in Principle confirming an amount of money which a lender believes they would be able to lend you. Together with you deposit, it can give you an indication of the property price range you can search within. Take some time to research and get to know your chosen area. If you can, make sure you walk around the neighbourhood so you can get a sense of what it’ll be like to live there. Visit local estate agents in person to register your interest in the area. You may also contact me, to discuss how we can help especially if its for an investment. Then put in an offer that suits your budget and confirm your mortgage. The lender will arrange for a qualified surveyor to inspect the property as well as make sure that it’s a property they’ll lend against – moreover if a survey uncovers problems you may be able to negotiate a price cut to offset some or all of the cost of the work. The rest is easy – just leave it up to your solicitor to set up the exchange of contracts and completion and when that’s all done move in.   • Is your house really your asset?
    Did you know that the house that you own and especially if you own it outright, is not an asset – it’s a liability. All that money that your house is worth or paying off is sitting there earning nothing – plus its costing you in rates and insurance etc. Yes it may increase in value over time but it also can decrease as the property market is showing now. That means if you even if you are sitting mortgage free or even only half mortgage free, you could refinance by using your house as security to provide you with another property to provide an additional income stream.
